Booking terms
Submitting the form is an enquiry and not a confirmed booking. Confirmation occurs only after approval and payment of the stated deposit.
Price and availability
Price and availability are recalculated server-side and confirmed by email. Obvious errors do not bind either party.
Deposit
The confirmation deposit is 30% of the stay total, excluding tourist tax. Payment is made through Stripe before the deadline shown in the payment link.
Balance and tourist tax
The balance method and deadline are stated in the confirmation. Tourist tax is calculated separately; children up to and including age 14 are exempt under the applicable rules.
Minimum stay and guests
The minimum stay varies from 3 to 7 nights by season. Maximum occupancy is 4 guests; supplements may apply to the third and fourth guest.
Cleaning
Final cleaning costs €65 per stay unless a different amount appears in the confirmed quotation.
Cancellation
Cancellations less than 15 days before arrival are subject to a penalty equal to the full agreed amount, unless more favourable confirmed conditions or mandatory law apply.
House rules
Parties and activities incompatible with the residence rules are not allowed. Guests must respect quiet hours, pool, tennis court, waste collection and common areas.
